The Strategic Development Committee of Newham Council met on Tuesday 08 September 2026 to consider two planning applications. Land at Dorset Place, Stratford London E15 1BZ

Two applications were scheduled for discussion concerning land at Dorset Place, Stratford London E15 1BZ.

The first application, a Non-Material Amendment (ref. 26/00567/NONMAT), sought to amend the planning consent ref: 12/00146/FUM (LLDC) dated 27th February 2014. The proposed amendments included changes to Zone 3 sub-zonal boundaries to remove parts of Sub-Zone 3D2 and 3C, and amendments to Zone 3 illustrative parameter plans.

The second application, a Full Planning Application (ref. 26/00434/FUL), proposed the redevelopment of the site to provide a new self-storage facility (Use Class B8) and new flexible workspace/incubator units (Use Class E(g)(iii)). This application was linked to the non-material amendment application. The recommendation within the report pack was for approval, subject to the completion of a legal agreement under s106 of the Town and Country Planning Act 1990 and the imposition of specified conditions.

The report pack detailed that the proposed self-storage facility would be operated by STOREX, with the Fab Lab units aimed at individuals and start-ups. The design proposed a 7-storey building with a material palette of brickwork, black metal cladding, and brushed aluminium framing. The application also included proposals for associated hard and soft landscaping, enhancements to street trees, and a public realm area. The report pack also outlined proposed opening hours for the facility, parking arrangements, and cycle parking provision.

The report pack also detailed the relevant planning history for the site, including previous applications related to the Chobham Farm Masterplan. Extensive consultation responses were summarised, including objections related to daylight/sunlight, outlook, policy, visual amenity/design, and a representation in support of the development.
