This meeting was scheduled to include a decision on the procurement of a fit-out contractor for the new St James Health Hub. This follows approval of the project in 2019, and the completion of the building's shell and core in December 2022.
St James Health Hub Fit Out Procurement
This report sets out the proposed procurement process for a contractor to fit out the new St James Health Hub at the Jazz Yard development in St James Street, Walthamstow.
The report explains that the new health hub will replace the existing St James Street Medical Practice on Brunner Road, and that this is necessary because the practice's lease has expired, with no possibility of extension.
The report recommends that:
- The Deputy Leader - Housing & Regeneration increase the project budget to cover the full cost of the fit out works on the basis that there will be full cost recovery by the Council from the NHS Integrated Care Board (ICB).1
- The Deputy Leader - Housing & Regeneration agree that the Council commence procurement of a fit out contractor for the St James Street Health Hub using the Shared Business Services (SBS) NHS Framework.
The report explains that:

The Council will forward fund the fit out works with the capital expenditure recovered via rental payments over a 30-year period.
