So we're moving to the substantive report and that is Maddy to present that please, thank you. Thank you, good evening all. So you will remember perhaps that we brought forward the social housing regulation report previously. So I wasn't proposing to go into the detail because you've all heard it before. But what I did want to do is really to kind of highlight what we're asking you to note but also specifically in terms of the specific recommendations. So with that in mind, members are asked to note the new regulation of the Social Housing Regulation Act 2023. Note and approve progress by the council's housing servicing meeting new legislative requirements. And again, the detail is included in the report that the kind of appendices to the report and the action plan in particular. And support and agree the revised policy which again is included within the report. We're also asking confirmation of publication of the tenant satisfaction measures, which also include landlord measures. So this is a kind of addition from the last meeting and certainly something really in terms of the housing services performance. And what we now need to look to do is publish that information. We've got to report it back to government by the 30th of June. But we need to be publishing it on our website and communicating it back to tenants directly, really. And so it was with that in mind that we were looking for some endorsement. Thank you, Madam. As you say, this has been to us informally exact briefing. So we've been through the detail in in in detail. Mark, I'll ask you to move the recommendation and make any comment you wish to do so. Just a note on five point one point two reference to the fact that it's likely to require a capital investment in IT. Has anybody contacted John Palmer and asked him what problems he may or may not have? So problems in terms of the current system, its capabilities. Do you mean why we need the investment? OK, thank you. So the investment really is in relation to actually our current housing management system, which sits outside of our IT services, really doesn't have the capability currently or the functionality to record the diverse information that we need in terms of our tenants. And so we're having to look at work arounds all of the time and certainly in terms of the consumer regulation, which is very much part of this regulation. There is that specific requirement in terms of knowing that diverse needs information. So we really we really need to get better at recording that and so that we can actually then, you know, design our services and deliver our services in a way that meets the needs of our tenants.
