The East & South Buckinghamshire Area Planning Committee of Buckinghamshire Council met on Tuesday 13 January 2026 to discuss a planning application for a property in Beaconsfield. The committee resolved to approve the application, subject to further conditions and discussions regarding parking arrangements.
Planning Application for 40 Woodside Avenue, Beaconsfield
The committee considered a planning application for 40 Woodside Avenue, Beaconsfield HP9 1JH1. The application sought permission for the partial demolition and remodelling of the existing dwellinghouse, including the erection of a front porch canopy, first-floor front bay window, two-storey side extension, single-storey rear extension, and fenestration alterations. It also included the erection of a detached dwellinghouse with associated landscaping, hardstanding, bin and bike store provision, and alteration to the existing vehicular access.
The officer's recommendation, as updated, was to Defer and delegate the application to the Director of Planning, Growth and Sustainability to GRANT planning permission, subject to the conditions set out in this report and the satisfactory prior completion of a Unilateral Undertaking relating to securing mitigation relating to the Burnham Beeches Special Area of Conservation. If the Unilateral Undertaking cannot be completed the application shall be refused for such reasons as considered appropriate.
Councillor Jackson Ng, the local ward member, spoke on the application, expressing concerns about potential overdevelopment, the impact on the amenity of neighbouring properties, and the safety and practicality of the proposed access and parking arrangements. He argued that the proposal conflicted with multiple local plan policies and should be scrutinised by the committee. Mr M Longworth spoke on behalf of the applicant.
Members voted in favour of the officer's recommendation. However, they also resolved to add an additional condition to remove specific permitted development rights for future dormer windows, citing potential harm to neighbouring properties. Furthermore, they agreed to delegate discussions to officers with the applicant regarding potentially widening the parking areas to ensure adequate space for safe manoeuvrability and minimal impact on neighbouring properties.
The decision was proposed by Councillor Jonathan Waters and seconded by Councillor Martin Tett CBE. The final resolution was: that the application be approved in accordance with the Officer's recommendation, and subject to the additional condition and parking discussion as noted above.
The meeting also noted the date of the next meeting as Tuesday 3rd February 2026 at 6.30 p.m. Apologies were received from Councillors Mohammad Fayyaz BEM and Stuart Wilson, with Councillor Michael West substituting for Councillor Fayyaz. Councillor Jackson Ng excused himself from the Committee to speak in his capacity as local ward member. Councillor Martin Tett CBE was formally welcomed to the Committee, replacing Councillor P Kelly. There were no declarations of interest. The minutes of the previous meeting held on 9th December 2025 were agreed as an accurate record.
