The County Planning Committee meeting scheduled for Wednesday 1 April 2026 was set to discuss two significant planning applications. These included an outline application for a large commercial development and associated road infrastructure at Integra 61 Phase 2, and a full planning application for the erection of 104 dwellings in Sacriston.
Integra 61 Phase 2, Bowburn
The committee was scheduled to consider an outline planning application for Integra 61 Phase 2, located to the west of Amazon UK, Integra 61 West, Bowburn, DH6 5FG. The proposal included the erection of commercial buildings for general industrial (B2) and storage and distribution (B8) use, with ancillary office floorspace. It also encompassed the construction of a new road linking the A688 to the A177, along with associated infrastructure, access, and landscaping. The report pack indicated that this development was considered to be sustainable development and was recommended for approval, subject to conditions and a Section 106 agreement. This agreement would secure a monitoring fee for Biodiversity Net Gain and the development and implementation of a Travel Plan, including a new bus service with a commitment of £540,000.
Land to the East of Daleside, Sacriston
The committee was also scheduled to discuss a full planning application for the erection of 104 dwellings (use class C3) on land to the east of Daleside, Cross Lane, Sacriston. The application included associated access, infrastructure, and landscaping, as well as the proposed diversion of footpath 6. The report pack noted that while the site is greenfield and outside the existing built-up area, it is considered well-related to Sacriston and a natural extension to previous phases of development. The proposal was recommended for approval, subject to conditions and a Section 106 agreement. This agreement would secure various contributions, including for affordable housing, nursery and SEND school capacity, NHS GP surgery capacity, public open spaces, signage improvements along Public Footpath no. 6, mitigation for Waldridge Fell SSSI, and Biodiversity Net Gain monitoring fees.
The meeting's agenda also included standard procedural items such as apologies, substitute members, and declarations of interest, as well as the minutes of the previous meeting held on 4 March 2026.
