Content: Decision: To Approve the grant of a five-year lease to Surrey County Council at a rent of £142,040 per annum, subject to a mutual rolling break option on six months prior written notice and no rent review. Reason(s): 1. The proposed terms represent best consideration. 2. The proposed annual rent secures an income stream for the Council for 5 years and avoids vacant property costs. 3. The grant of the proposed lease ensures continuity of occupation and demonstrates effective management of the portfolio. Other options considered and rejected by the Executive: To terminate the Tenancy at Will that will be entered into at the expiry of the current lease and not enter into the proposed lease, thereby leaving the property empty for an indefinite period and costing the Council void property costs including business rates, utility charges and repairs and maintenance. As a partner organisation, this could leave SCC in difficulty if no suitable alternative accommodation is available. The tenant currently uses the office space to accommodate teams from their Adult Social Care service.
