Content: By unanimous vote in favour, the Committee approved the application subject to: ·       The planning conditions set out in the officer’s report with minor amendments to the conditions as drafted delegated to officers, including amendments to: o   Condition 4 - so that it now reads –The development hereby approved shall be carried out in accordance with the 'External Materials Schedule' received 27th November 2025 as approved under application reference 22/05055/CONDB unless otherwise agreed in writing with the Local Planning Authority. Reason: To ensure the external appearance of the development does not detract from the character and appearance of the area in accordance with Policy HQ/1 of the South Cambridgeshire Local Plan 2018. o   Condition 5 so that it now reads - The development hereby approved shall be carried out in accordance with the Energy Statement by ATSPACE dated 25th November 2025 (Report Ref. S38443) as approved under application reference 22/05055/CONDB unless otherwise agreed in writing with the Local Planning Authority. Reason: To ensure an energy efficient and sustainable development in accordance with Policy CC/3 of the adopted South Cambridgeshire Local Plan 2018 and the Greater Cambridge Sustainable Design and Construction SPD 2020.
