Purpose:

Content: That planning permission for an application for refurbishment and extensions to the Octagon Theatre. Improvements to the external areas with landscaping, be GRANTED subject to planning conditions, and the following revisions to planning conditions 4, 5 and 6.   Revised Condition 4 - Arboricultural Method statement/Tree Protection   The protection of any existing tree to be retained in accordance with ARBORICULTURAL METHOD STATEMENT The Octagon theatre, Yeovil – V2 shall be achieved as follows: a) no equipment, machinery or materials shall be brought onto the site for the purposes of the development until fencing has been erected in accordance with plans and particulars which shall have been previously approved by the local planning authority in writing;  b) if that fencing is broken or removed during the course of carrying out the development, it shall be promptly repaired or replaced to the satisfaction of the authority; (c) the fencing shall be maintained in position to the satisfaction of the authority, until all equipment, machinery and surplus materials have been moved from the site; (d) within any area fenced in accordance with this condition, nothing shall be stored, placed or disposed of above or below the ground, the ground level shall not be altered, no excavations shall be made, no mixing of cement or use of other contaminating materials or substances shall take place, nor shall any fires be lit, without the prior written consent of the authority, (e) no equipment, machinery or structure shall be attached to or supported by a retained tree; and (f) the approved working methods and tree protection schemes as outlined in ARBORICULTURAL METHOD STATEMENT The Octagon theatre, Yeovil – V2  shall be adhered to in their entirety for the duration of the construction of the development with no alterations or variations to the approved works or tree protection schemes being made without prior written consent of the local planning authority.    Revised Condition 5: Planting                                                              No works or development shall be carried out until the local planning authority has approved in writing the full details of all trees, shrubs and hedges to be planted, including ?a) their quantity, location, species, size at the date of planting; ?b) the approximate date when they are to be planted; ?c) how they will be protected during the building works; and ?d) how they will be maintained until successfully established. All trees shall be planted in accordance with the details provided and in accordance with British Standard BS4428:1989 - Code of Practice for General Landscape Operations (excluding hard surfaces) & BS 8545:2014 Trees: from nursery to independence in the landscape - Recommendations, and maintained in accordance with the details approved.   Revised Condition 6: Hard Landscaping   Prior to development above damp-proof course level a detailed scheme of hard landscaping measures shall be submitted to and approved in writing by the Local Planning Authority, . The submitted scheme shall clearly confirm the details, materials, levels and dimensions of all hard-surfacing, boundary treatment and street furniture. The approved scheme shall be implemented before the development hereby approved is first brought into use and maintained thereafter.     Voting: All in favour
