The Planning and Development Committee of Gateshead Council met on Wednesday, 12 June 2024, to discuss various planning applications, enforcement activities, and appeals. Key decisions included the approval of a new residential development and the refusal of a holiday let conversion.
Planning Applications
The committee reviewed several planning applications, including the proposal by Mr Gary Armstrong for the erection of a two-storey, three-bedroom detached house on vacant land at Ethel Terrace, High Spen, Rowlands Gill. The application, which included amended plans and additional information received on multiple dates, was granted subject to several conditions. These conditions included adherence to approved plans, the use of specified external materials, and the implementation of integrated bat roost and bird nesting features.
Another significant application was from Mr Shaun Bays for the change of use of part of Ferry House, Ryton Willows, River Lane, Ryton, to form a self-contained holiday let. This application was refused due to concerns related to highway safety and parking, as detailed in the update report.
Enforcement Team Activity
The committee received a report on the Enforcement Team's activity from 3 April 2024 to 30 April 2024. During this period, the team received 176 new service requests and resolved 159 cases, with 568 cases still under investigation and five pending prosecutions.
Enforcement Action
A report was presented on the progress of enforcement actions previously authorised by the committee. The details of these actions were noted without further discussion.
Planning Enforcement Appeals
The committee was updated on new appeals against enforcement actions and the decisions of the planning inspectorate. There were no new appeals received since the last update, but one appeal decision was reported.
Planning Appeals
The committee reviewed new appeals received and the decisions of the Secretary of State. There were no new appeals received since the last meeting, but three new appeal decisions and one cost decision were reported.
