Purpose: Following a site visit by structural engineers and specialist contractors it is evident that essential repair is required to restore the structural function of the timber roof structure at the front wall facade. This report recommends the approval of a budget to carry out the works over the 2025/26 winter shut down period. The report explains the issue and the requirement for the work, the repair methodology, which has been agreed by contractors and structural engineers, the integrated scaffold design to accommodate both the roof and chimney works. It provides a break down of costs and the impact of the additional work on the overall construction programme.
Content: RESOLVED that the virement of £60,500 capital funding from the 2025/26 capital programme for rear window joinery to be reallocated to support the overall cost of repairing the structural roof timbers at the front of the building be approved. RECOMMENDED that Council resolves to approve a budget of £610,248.05, to be funded from the capital receipts reserve, for the purpose of carrying out repairs to restore the structural function of the timber roof frame at the front of Willmer House, as detailed in paragraphs 6.11 – 6.18 of the report. The budget will also be used to instruct an external survey to assess the condition of the rear of the building.
