Decision

25 Gloucester Circus, Greenwich, SE10 8RY Ref: 25/0325/HD & 25/0326/L

Decision Maker: Local Planning Committee

Outcome: Recommendations Approved

Is Key Decision?: No

Is Callable In?: No

Date of Decision: March 3, 2026

Purpose:

Content: That Full Planning Permission and Listed Building consent be REFUSED for the Construction of a first and second floor side extension and associated demolition works, external repair works, replacement of existing rear lower ground floor door, internal alterations including the alteration of partitions and repair works, landscaping works to increase lower ground floor rear patio, construction of new access stairs and installation of metal balustrades and other associated works.   That the grounds for refusal of the proposed development were that the proposed development would result in the unacceptable loss and erosion of the distinctive single storey design element belonging to Nos 25 and 26 Gloucester Circus.  As this is the only remaining example of this within this group of Grade II properties (Nos. 21-42) the loss of this feature would not only have an adverse impact on the character and appearance of the host building, but also the wider group of Grade II listed buildings that it forms part of and the wider West Greenwich Conservation Area. As such, the proposals would be contrary to policy D3 and HC1 of the London Plan (2021) and Policies DH1, DH3, DH(h) and DH(i) of the Royal Greenwich Local Plan: Core Strategy with Detailed Policies (2014).
