The Manchester Council's Planning and Highways Committee meeting on 28 June 2024 focused on several key planning applications, including the approval of a major residential development at Cornbrook Road and the rejection of a proposed extension at Henesy House. The committee also discussed the redevelopment of a site on Burton Road.
Land at Cornbrook Road
The committee approved the planning application for the development of land at Cornbrook Road. The proposal includes the construction of 200 residential units, a mix of one, two, and three-bedroom apartments, along with commercial spaces on the ground floor. The development aims to revitalise the area and provide much-needed housing.
Councillors debated the potential impact on local infrastructure and services, with some expressing concerns about increased traffic and pressure on schools and healthcare facilities. However, the majority supported the project, citing the benefits of urban regeneration and the provision of affordable housing. One councillor noted,
This development will bring significant improvements to the area, providing modern housing and commercial opportunities that will benefit the community.
Henesy House, 4 Nobby Stiles Drive
The committee rejected the planning application for an extension at Henesy House, 4 Nobby Stiles Drive. The proposal sought to add two additional floors to the existing building to create more office space.
Councillors raised concerns about the scale and design of the extension, arguing that it would be out of character with the surrounding area and negatively impact the local skyline. One councillor remarked,
The proposed extension is too large and does not fit with the architectural style of the neighbourhood. It would overshadow nearby buildings and detract from the area's aesthetic.
190 Burton Road
The committee discussed the redevelopment of 190 Burton Road. The proposal includes converting the existing building into a mixed-use development with retail space on the ground floor and residential units above.
Councillors were generally supportive of the project, highlighting the potential for economic growth and the creation of new housing. However, some concerns were raised about parking and the impact on local businesses during the construction phase. The committee decided to defer the decision, requesting further information on traffic management and community consultation.
Supplementary and Late Representations
The committee also reviewed the supplementary agenda and late representations related to the meeting. These documents included additional public comments and responses from developers on the discussed applications.
