Associated works include hard and soft landscaping, secure cycle storage, refuse/recycling storage, and PV panels at roof level.

The approval is subject to conditions and informatives outlined in the committee report, as well as the completion of a Section 106 Legal Agreement (S106) with the following terms:

  • Highways and Transportation: The development is designated as car-free, and residents will not be eligible for parking permits. A highway condition survey is required before works commence. A £14,000 contribution is required for improving sustainable transport modes, and £2,000 towards CLP monitoring. Section 278 works are required, including removal of a redundant dropped kerb, reinstatement of the footway, reduction of double yellow lines, provision of a new dropped kerb for bin collection, extension of parking bays, and changes to traffic management orders and signage.
  • Affordable Housing: An early and late stage review of affordable housing is required, in accordance with GLA guidance.
  • SAMMS: A £9,100 contribution towards Strategic Access Management and Monitoring Measures (SAMMs).
