APP/2025/0404 - Site at Mountheathie, New Pitsligo

From: Buchan Area Committee - Tuesday, 16th September, 2025 10.00 am - September 16, 2025

Following local ward member consultation. The principle of development is in conflict with the development plan. The proposed development would leave to the permanent loss of an area of Ancient Woodland. The application has failed to assess the biodiversity impact and appropriate mitigation and net gain. There are no demonstrable significant public benefits that would outweigh the loss. The scale of the development would result in a large residential plot, failing to show sensitive layout and siting.
