Although the brownfield opportunity of the brownfield site was taken up by the approval and implementation of a historical planning permission, the site was granted planning permission for a dwelling house which expired 3 weeks before this current application was made. Furthermore, the application is located in the developed coastal area where development is not restricted in accordance with Policy 10 of NPF4 and the proposed development would be visually connected to those approved under a previous consent and would not appear out of place in the local context.
