Following local ward member consultation. The principle of development is in conflict with the development plan. The proposed development would leave to the permanent loss of an area of Ancient Woodland. The application has failed to assess the biodiversity impact and appropriate mitigation and net gain. There are no demonstrable significant public benefits that would outweigh the loss. The scale of the development would result in a large residential plot, failing to show sensitive layout and siting.

The purpose of the report is to seek a determination on an Asset Transfer Request for ownership of the New Pitsligo Public Toilet block. A valid Asset Transfer Request has been received from New Pitsligo Village Projects which is an eligible Community Transfer Body. The determination is required within a defined timescale as set out by section five of the Community Empowerment Act 2015.
