Decision

To acquire a new lease for a term of 7 years to facilitate the storage and distribution requirements for cleansing. This requirement is to facilitate Biffa occupying the site where they will be operating a storge of refuse bins.

To instruct ADC solicitors to review and complete the lease.

Reasons for the decision

This decision is in accordance with our Asset Management Strategy.

This is an essential requirement for the district and the estates team have supported colleagues in cleansing to identify a suitable yard to facilitate storage and distribution of bins.

Due to the budget restraints, options have been limited, however a suitable option within walking distance has been identified. The option provides a self contained secure yard

The terms agreed reflect the management agreement in place with Biffa and for this reason a 7 year term has been agreed.

The rent is £12,000 per annum and is inclusive of business rates and utilities which provides cost certainty.

Alternative options considered

The other option considered was discounted due to the over cost being far greater and the location from the Harwoods Road depot.

The location of the new yard allows Biffa staff to walk between the two sites which saves on fuel costs and has a direct impact on sustainability values.
