Reasons for the decision

The tenant has been in rent arrears since 2021 and has a history of failing to maintain repayment arrangements, including four broken repayment agreements and a breach of the current Suspended Possession Order. Arrears totalled £5,563.31, including court costs, with a breach value of £1,270.60. Despite contact attempts, warnings and previous court action, the tenant has failed to make payments sufficient to meet the rent liability and reduce the arrears. The tenant has been advised regarding benefit entitlement and the need to claim Housing Benefit but has not taken the necessary action. No known vulnerabilities have been identified that would prevent compliance with the tenancy obligations.

Alternative options considered
