Lease of substation site (outdoor
freestanding) and easements at Slyfield Industrial Estate,
Guildford GU1 1RU (Primary Substation) on land formerly known as
Sludge Lagoons, Guildford between (1) GBC and (2) South Eastern
Power Networks PlcLC.
The lease and easements between (1) GBC and (2) South Eastern Power
Networks Plc include the following key terms and conditions:
The lease will be for a term of 99 years within the Landlord and
Tenant Act 1954.
The Tenant/Grantees have agreed to nil rent, and to pay a
peppercorn, if demanded.
The Tenant/Grantees have agreed to pay a premium of £1, plus
the Council’s costs, which in accordance with the
Council’s General Disposal Consent powers, provides the
‘best consideration reasonably obtainable’.
The Grantees are required to obtain Council approval for the grant
of the lease of the substation for the transformation and
distribution of electricity required as part of providing power to
the Weyside Urban Village.
The Tenant/Grantees will have rights to lay underground Electric
Lines and thereafter to use, retain, maintain, inspect, examine,
test, repair, alter, relay, exchange, renew, replace, supplement,
and remove the Electric Lines.
The Tenant/Grantees may assign, underlet the whole.
The Tenant/Grantee will have rights of access over and along the
easement routes from and to a public highway.
