Decision

Lease of outdoor freestanding substation site and easements at Slyfield Industrial Estate, Guildford GU1 1RU (Primary Substation) on land at Westfield Road, Slyfield Industrial Estate, Guildford, between Thames Water (Landlord) Guildford Borough Council (Grantor) and South Eastern Power Networks Plc (Tenant/Grantee).
The Landlord will grant the Tenant a 99 year protected lease of the substation at an annual rent of a peppercorn (if demanded) and in exchange, the Tenant will pay a premium of £1.00 to the Landlord.
The Landlord and the Tenant/Grantees are required to obtain approval from the Council (Grantor) for the grant of the easements associated with the lease of the substation for the transformation and distribution of electricity required as part of providing power to the Weyside Urban Village.
The Tenant/Grantees will have rights to lay underground electric cables and thereafter to use, retain, maintain, inspect, examine, test, repair, alter, relay, exchange, renew, replace, supplement, and remove the electric cables along the proposed estate road.
The Tenant/Grantee will have rights of access over Westfield Road between the substation and the public highway.
The Tenant/Grantees may assign, underlet the whole.
