The current contracted out lease expired on
30th September 2025
The tenant is The Boiler Room (Guildford) Ltd
The proposal is to grant a tenancy at will to cover the period
following expiry whilst the terms of a new lease for the above
premises are negotiated.

Reasons for the decision
The tenancy at Will is required to protect the
Council’s interests whilst the terms for a new lease are
being negotiated with the existing tenant.
The Tenancy at Will reflects similar terms to the expired lease and
the tenant will continue to pay the annual rent of
£26,175 per annum on a pro rata basis.
We expect to have agreed terms for a new lease with the existing
tenant by January 2026. When this happens, the Council will serve
notice to terminate the Tenancy at Will and the Tenant will sign
the new lease.
Alternative options considered
The decision meets the policy requirements for
the Council and there were no alternative options
