To approve the grant of the renewal of the
contracted-out lease of White Hart Meadows Car Park, Ripley to
Ripley Parish Council dated as soon as possible in line with the
following terms and conditions:
For the grant of a new lease the rent will be £1,850 per
annum (no uplift from rent payable under the terms of the previous
lease).
The agreed term is 3 years, subject to a tenant’s only break
clause, exercisable at any time after 18 months from the date of
the lease on giving prior written notice.
The rent will be payable monthly in advance and will not be subject
to an uplift.
Tenant to keep and maintain the surface of the car park and the
boundary walls, fences and height barrier in good tenantable
condition and to keep all landscaped areas properly cultivated and
free from weeds.
Tenant is responsible for paying for electricity (excluding the
supply of electricity to the charging points), and any other
outgoings.
Tenant is responsible for paying public liability insurance of
£5 million per claim.
Tenant is to cover the Council’s legal and surveyor’s
fees in dealing with the new lease.

Reasons for the decision

To formalise the agreement with Ripley Parish
Council of their continuing occupation of the car park and to agree
new terms including rent in accordance with best practice in
managing the property.
