Decision

The Council’s tenant of the above property has requested that they be given licence to allow the surrender of their lease.
The surrender is subject to the following conditions:
- To pay all rent, service charge, and insurance rent up to the date of surrender.
- To pay the Council’s Legal Fees in granting a Deed of Surrender - £315 + VAT
- To pay half of the Council’s Legal Fees in granting a lease to a new tenant – £525 + VAT.
- To yield up the property to the same condition upon which it was let out, vacant and in good decorative condition. This is to include the supply of all statutory compliance certificates and documentation i.e., Electrical and Gas certificates etc.

Reasons for the decision

To release the tenant from their lease enabling the Council to relet at the new market rent of £25 per square foot.

The decision meets the policy requirements for the Council and there were no alternative options available
