Purpose
The works will be carried out by BAM and are
necessary prior to the award of the Pre-Construction Services
Agreement (PCSA) to better understand any risks associated with the
presence of asbestos and other materials in the building and to
further refine the design and the associated value engineering to
mitigate budget overage.
The appointment of BAM under the PCSA is
subject to the outcome of the pre-PCSA works.
The pre-PCSA was anticipated and included in
the OCH Phase 2 Gateway 3 Cabinet Report that was considered and
approved by Cabinet on the 21st January 2025.
The budget for the works is £350,000 and
includes an allowance for additional supervision and if it is
necessary to reinstate joinery work now as part of these works for
heritage reasons rather than during the PCSA period or main
contract.
Content
To instruct the Phase 2 pre-PCSA works to
ensure timely progress on Phase 2 of the development.
The works form part of the £5.413m Phase
2 Gateway 3 to Gateway 4 budget which allows for the pre-PCSA and
PCSA periods up to starting the Phase 2 main construction works on
site at Gateway 4.
