Purpose
This report seeks the approval of the
Assistant Executive Director (Development and Infrastructure) for
capital expenditure to deliver internal refurbishment and statutory
compliance works within Kirkby Town Centre
The reason for the decision is that in order
to secure tenants and to ensure the units do not remain long term
vacant, investment is required to bring the units up to a lettable
standard and to comply with a number of statutory requirements.
Decision
The Assistant Executive Director (Development
and Infrastructure) approves the capital expenditure required to
deliver internal refurbishment and statutory compliance works at
Unit 18 and Unit 52, St Chads Parade, Kirkby.
Alternative options considered
Do Nothing: This option was considered and
rejected as the Council is committed to improving the town centre,
levering private sector investment, diversifying the high street
offer, and tackling vacant units as part of wider regeneration
plans, bringing vacant units back into use. A do-nothing option will not assist the Council in
delivering its long-term vision for Kirkby Town Centre. In a do-nothing scenario, there would be continued
vacancy of a retail unit, and the unit would continue to negatively
impact visual amenity of Kirkby Town Centre.
