Purpose

The purpose of this report is to seek approval, in accordance with Contract Procedure Rule 7.7.1 (Schedule 1), for the award of contract to Future Build UK Ltd for shell and core works to a Council owned property at 52 Derby Road from 14/09/2026 to 14/11/2026, including options to extend for further periods of time up to a maximum of 6 months in aggregate, to 14/05/2027.

A compliant procurement exercise has been undertaken in accordance with Contract Procedure Rule 7, and the winning bidder has been identified as providing the most advantageous offer to the Council.

Decision

The Director (Development and Infrastructure) is recommended in accordance with Contract Procedure Rule Schedule 1 7.7.1 to:

(i)  Approve the award of contract to Future Build UK Ltd for shell and core works to 52 Derby Road from 14/09/2026 to 14/11/2026, including options to extend for further periods of time up to a maximum of 6 months in aggregate, to 14/05/2027.

(ii) Authorise the procurement team to make the necessary arrangements for the issue of the relevant contract documentation after conclusion of the standstill period

Alternative options considered

Do Nothing: This option was considered and rejected as the property would remain vacant resulting in the loss of an opportunity to bring the building back into active and beneficial use.
