Purpose

To seek approval to agree the
Local Lettings Plan for Sefton Council’s first council
housing scheme at Buckley Hill Lane, Netherton.

The Local Lettings Plan for Sefton
Council’s first social rent new-build development scheme at
Buckley Hill Lane, Netherton be approved.
 
Reason(s) for the
Decision(s):
 
The homes at Buckley Hill Lane are the first
that will be delivered through the new Council Housing Programme
since the transfer of stock back in 2006 to One Vision Housing.
With over 3,000 households currently registered on PPP and
significant demand for smaller one and two-bedroom homes, it is
anticipated there will be strong interest for these new-build homes
once the properties are advertised.
 
The Local Lettings Plan is prepared to ensure
that the allocation of homes at Buckley Hill Lane supports the
creation of a sustainable and balanced community, meeting local
needs and promoting stability.
 
Alternative Options
Considered and Rejected
 
The Council could choose not to implement or
approve a Local Lettings Plan and instead let them according to the
standard PPP policy. There is risk with this option in that the
homes built with level access showers are let to those who do not
have a need for this type of accommodation and the communities
developed are not sustainable given potential similarities of need
amongst the cohort.
