That planning permission be granted subject
to:
 
1.    
The conditions set out in the February 2023 report (appendix A of
the report)
 
2.    
Prior conclusion of a Section 106 Agreement to secure:
 
a.    
Annual traffic monitoring and reporting to inform the need for a
right turn lane for a period of five years.
b.    
Provision to retain and maintain hard and soft landscaping
implemented following the 2017 permission.
c.    
Provision of the footway alongside the A371.
d.    
One-off improvement to Public Right of Way surfacing.
 
3.    
That authority to undertake any minor non-material editing which
may be
necessary to the wording of the conditions be
delegated to the Service
Manager in agreement with the chair and
vice-chair.
