Decision

That the Planning Committee resolved that the Planning Application be granted planning permission in line with the officer recommendation with the additional condition as updated in the presentation below:

No part of the eastern section of the Steam Coast Trail, as shown on drawing 066184-SLR-XXX-XXX-DR-CH-0100-02 RevP06 hereby permitted, shall be first brought into use, until a pedestrian and cycle track connection has been provided linking the site through the hedgerow to the existing adjacent pathway.

Full details of the connection, including width, hedge removal, and surfacing, shall be submitted to and approved in writing by the Local Planning Authority prior to its installation.

The approved connection shall be implemented in accordance with the approved details prior to the first use of the eastern section of the Steam Coast Trail (as shown on drawing 066184-SLR-XXX-XXX-DR-CH-0100-02 RevP06) and shall thereafter be retained in perpetuity.

Reason: To provide a cycle path connection to improve pedestrian and highway safety
