Purpose
A significant housing development is underway on land which was formerly Sale Magistrate’s Court and the adjacent Ashton Lane & York Road gyratory. The development will provide much needed dwellings in a busy and sought after part of Trafford in the form of 46 houses and 38 apartments.
In order to facilitate this development a Traffic Regulation Order (TRO) is required acting on the proposed new highways (Whittle Street and ‘Service Road’ to the rear of No’s 26-36 of Ashton Lane) and also upon several parts of the existing highway network. These measures will ensure that this development is successful as an accessible and safe place to live and that existing highways in this locality remain safe for all highway users.A
Decision
- That authorisation be given to advertise the intention to introduce the Traffic Regulation Orders as detailed in the schedules to the report and that, if no objections are maintained, the Orders be made and implemented in whole or in part, as soon as practicable.
- That any objections maintained be reported back to Members for consideration.
Reasons for the decision
As part of Trafford Council’s target to meet demand for new dwellings the former Magistrate’s Court site in Sale has been identified for redevelopment. The development site is extensive, encompassing the whole of the former Magistrates Court and car parking area together with the adjacent Ashton Lane & York Road gyratory which is now considered unnecessary from a highway network perspective.
The development will include the construction of 46-three-and-four-bedroom houses and 38-one-and-two-bedroom apartments in two apartment blocks. These modern dwellings will provide a sought-after addition to the existing housing stock within this popular part of Trafford and will also aesthetically compliment homes and business premises within the immediate locality.
The intention of these traffic management proposals is to ensure suitable and safe access to the development and to ensure that the development is accommodated safely and successfully within the highway network.
Alternative options considered
To do nothing would not target the safety and accessibility concerns for highway users, that the new development has the potential to create.
