The development would provide five flexible units for general industrial (B2), storage and distribution (B8), and light industrial (E(g)(iii)) uses, along with ancillary office space, service yards, parking, and landscaping. The report pack indicates that this application seeks to deliver modern employment floorspace within a designated Strategic Industrial Location (SIL)2. Planning Application - 260379VAR - Smiths Farm, Northolt, UB5 6AH
A further item on the agenda is a request for a minor material amendment to a previously approved planning permission at Smiths Farm, Northolt4. The original permission, granted in July 2024, was for the construction of seven residential buildings providing 220 homes, the conversion of existing farmhouse and barns to commercial use, and associated landscaping and public access improvements. This application seeks to vary condition 3 of the original permission, specifically to amend the heights of the approved residential blocks. The report pack explains that these amendments are required to support the detailed fire safety design and would reduce the maximum building height from seven to six storeys, ensuring no High-Risk Buildings5 under the Building Safety regime. The proposal would not increase the number of homes or alter the approved layout, affordable housing provision, or landscaping strategy.
