The Woking Borough Council Planning Committee is scheduled to meet on 14 October 2025 to discuss planning applications and appeals. Among the items for consideration are planning applications for a two-storey front extension at 5 Berkeley Gardens and a part-retrospective roof extension at 6 Birch Close. The committee will also review recent planning and enforcement appeals.
Planning Application: 5 Berkeley Gardens, West Byfleet
The committee will consider a planning application for the erection of a two-storey front extension, a single-storey front and rear extension, the addition of a first floor to create a two-storey house, and alterations to the side roof at 5 Berkeley Gardens, West Byfleet, Surrey, KT14 6JT. According to the report pack, Councillor Graves referred the application to the Planning Committee due to concerns about the impact on neighbouring amenity and the street scene.
The planning application seeks permission for the proposed erection of a two-storey front extension, single storey front and rear extensions, the addition of a first floor above the current dwelling to create a two-storey house and alterations to the side roof.
The proposal seeks to use materials, elevational design and architectural detailing that matches those of No's 1-3 Berkeley gardens, this a major change from previous refused applications which did not seek to mirror the architectural design of No's 1-3 Berkeley Gardens. The first-floor extensions involve a setback from the boundary with No. 4 Berkeley Gardens which mirrors the setbacks those properties have between each other, again this is a major change from previous refused applications.
The planning officer's report notes that the property has an extensive planning history, with previous applications refused due to concerns over the street scene impact and/or neighbour impact, due to the scale of the extensions proposed. The officer's report states that planning applications have not been refused due to concerns regarding the principle of converting the bungalow to a two-storey dwelling.
The planning officer has recommended that planning permission be granted subject to conditions.
Planning Application: Oakington, 6 Birch Close, St Johns
The committee will also consider a part-retrospective planning application for a roof extension at Oakington, 6 Birch Close, St Johns, Woking, Surrey, GU21 7PR. The applicant is named in the report pack as Mr Stephen Oades. According to the report pack, the application has been referred to the Planning Committee because the applicant is a councillor at Woking Borough Council.
The application seeks permission for the erection of a part-retrospective roof extension comprising the conversion of the roofspace, erection of a rear roof dormer and insertion of front and side rooflights.
The planning officer's report notes that a Lawful Development Certificate1 (proposed use) has recently been issued in respect of an alternative scheme for roof extensions and alterations comprising a reduced size rear roof dormer and rooflights. The planning officer has recommended that planning permission be granted subject to conditions.
