The Strategic Planning Committee met on 20 October 2025, and approved plans for the redevelopment of the Curry Rise and Bray Road Estate, the expansion of Hasmonean High School, and the redevelopment of Stanhope House and Holmsdale House. All three applications were approved unanimously, subject to conditions and Section 106 agreements, and will be referred to the Mayor of London due to their strategic importance.
Curry Rise and Bray Road Estate Redevelopment
The committee approved the application for the demolition of existing buildings and redevelopment of the Curry Rise and Bray Road Estate, to provide 329 residential units. The application was presented by Danielle Lennon, the applicant for the application. This project will now be referred to the Mayor of London.
The key aspects of the approved plans include:
- The provision of 329 homes, with 118 designated as affordable housing.
- The development is designed to meet M4(2) standards, with 33 units designed to M4(3) wheelchair user standards.
- The plans include 4,182 sqm of private amenity space and 6,982 sqm of public realm and communal amenity space.
- A contribution will be made towards off-site play provision for older children.
- The scheme aims to retain mature trees and plant 80 new ones.
- 168 car parking spaces will be provided, with a majority having electric vehicle charging points.
- There will be 624 long-stay cycle parking spaces.
- Highway improvements are planned for Inglis Way and Bray Road, along with a new pedestrian crossing on Bittacy Hill.
Hasmonean High School Expansion
The committee approved the application for the demolition of existing facilities and erection of a new three-storey school building at Hasmonean High School, along with a new Multi Use Games Area (MUGA). The application was presented by Emily Benedek, the agent for the application, and supported by Laura Birnbaum. This project will now be referred to the Mayor of London.
Key elements of the approved plans include:
- Demolition of the existing single-storey gym and nursery facilities.
- Erection of a new three-storey school building.
- Formation of a new Multi Use Games Area (MUGA) with floodlights.
- Provision of new external amenity space, additional cycle parking, and refuse & recycling facilities.
- Installation of air source heat pumps and solar panels on the roof.
Stanhope and Holmsdale House Redevelopment
The committee approved the application for the demolition of Stanhope House and Holmsdale House, and redevelopment to provide 57 homes. Councillor Paul Lemon, Ward Councillor for Brunswick Park, addressed the Committee.
Key aspects of the approved plans include:
- Demolition of Stanhope House, Holmsdale House, and garages opposite 15-20 Coppies Grove.
- Redevelopment to provide 57 homes in buildings ranging between 3 to 6 storeys.
- Provision of car parking, cycle parking, refuse and recycling storage, amenity space, and landscaping.
- Refurbishment works to garages beneath 15-20 Coppies Grove.
The approved plans include:
- 28 private sale homes
- 21 social rent homes
- 8 shared ownership homes
- 6 new Blue Badge car parking spaces
- 1 car club parking space
- 103 long-stay cycle parking spaces
- 6 short-stay cycle spaces
The meeting concluded with Councillor Nigel Young, Chair of the Strategic Planning Committee, thanking the committee for their attendance. The meeting was adjourned at 8.14 pm.
