The Camden Council Planning Committee met on Thursday, 29 January 2026, to discuss several planning applications. The meeting was scheduled to cover proposals for new developments at 120-136 Camley Street (Site A), 3-30 Cedar Way (Site B), 7 Ridgmount Street, and 9-12 New College Parade. The committee was provided with supplementary information and reports for each item, including details on proposed housing mixes, land use, transport, and environmental impacts. Deputation requests were also received for several of the agenda items.
120-136 Camley Street (Site A)
The meeting was scheduled to discuss plans for the demolition of existing industrial buildings at 120-136 Camley Street and the erection of new buildings comprising residential (Class C3) and commercial (Class E) uses. The proposal included the provision of 119 homes, all designated as affordable social rent. The commercial space would be provided as affordable creative maker space. Discussions were expected to cover the land use implications, including the loss of industrial space, and the proposed housing mix. Transport impacts, including highway works and pedestrian/cycle improvements, were also on the agenda. Further considerations included flood risk, drainage, employment and training obligations, and the design of the development. A shadow Section 106 legal agreement was to be finalised.
3-30 Cedar Way (Site B)
Plans for the demolition of existing industrial buildings at 3-30 Cedar Way and the erection of new buildings for residential (Class C3) and commercial (Class E) uses were scheduled for discussion. The proposal included 282 homes, with 79 designated as intermediate rent affordable homes and 203 market sale homes. The commercial space would comprise office, research and development, and light industrial activities. The meeting was expected to address land use, affordable housing provision, housing mix, quality of proposed housing, heritage impacts, design, and the microclimate. Transport, safety, security, fire safety, air quality, waste and recycling, contaminated land, sustainability, energy, and employment and training opportunities were also to be considered. A Section 106 legal agreement was to be finalised.
7 Ridgmount Street
The committee was scheduled to discuss a proposal for the refurbishment, partial demolition, and extension of the existing building at 7 Ridgmount Street to provide additional office and retail floorspace (Class E). This included the demolition of the existing fourth floor, extensions at the fourth and fifth floor levels, infill of existing car parking spaces, rationalisation of office floorplates, basement extension, alterations to existing street facades, new landscaped roof terraces/balconies, new cycle parking, and public realm improvements. Amendments to existing conditions were also to be discussed, including changes to triggers and specific material details. An objection from the Bloomsbury Association was noted, raising concerns about bulk, massing, lack of housing, impact on the University of Law building, opportunities for anti-social behaviour, excessive glazing, waste management, and the development description. An officer's response to these objections was to be presented. A Section 106 legal agreement was to be finalised.
9-12 New College Parade
The meeting was scheduled to consider a proposal for the demolition of existing retail units and ancillary offices (Class E) at 9-12 New College Parade, with part retention of the existing facade and basement. This would be followed by the extension of the existing basement and the erection of a five-storey plus basement hotel (Class C1). Updates to document references and paragraph 1.2 of the report were to be noted, as these amendments did not affect the officer's recommendation. Deputation requests were received from Bella Buffini on behalf of local residents, speaking against the application.
The meeting was also to receive written communications and deputation requests for items on the agenda, and address any other urgent business the Chair decided to take. The committee procedure and fire evacuation procedures were also outlined.
