Purpose

Principle of development is in conflict with
Policy PR1 as the site is protected land for Aden Park and
green/blue network. However, the application site is within a
private garden as approved under an earlier application, contrary
to recommendation, and as such is not useable open space.
Furthermore, the site is dissected from Aden Country Park which it
seeks to preserve by the Formartine and Buchan Way and as such
would not have a significant adverse impact on the green/blue
network, the conservation area or on the wider Aden Country
Park.
