Subject to appropriate conditions on the
grounds that it is considered that the impact of the loss of green
field land is not significant, the application would improve visual
amenity and would result in road improvements.  The application is considered to be an appropriate
departure from NPF4 Policy 9 and Policy R2 of LDP 2023.
