To grant a new lease to Instant Delights Ltd, at the property known
as 29 Pembroke Road, Aylesbury HP20 1UA
Reasons for the decision
The property will become vacant on 30th
September 2024, as the current Tenant served notice to quit. The
property has subsequently been marketed by our agents, Chandler
Garvey, and the terms of this letting are in line with current
market conditions. The proposed letting will generate a revenue to
support delivery of the Council’s services and meeting the
Council’s
obligations under Section 123 of the Local Government Act 1972.
Heads of Terms have been agreed and Legal are instructed. The new
Tenant would like to
take occupation on 3rd October 2024, which will minimise void costs
to the Council.
Alternative options considered
Do Nothing – The property will stay
vacant which will incur void costs to the Council including
Business Rates and Utilities.
Keep Marketing the Unit – We would keep the unit ‘to
let’ in the hope of achieving a higher
rent. However, this proposed Tenant has offered full asking
rent.
