Erewash Council Approves New Housing Development in Pinxton
This week, the Erewash Council held the following meetings:
Planning Committee Meeting - 26 June 2024
The Erewash Council Planning Committee met on Wednesday, 26 June 2024, and approved an application to build nine houses on land adjacent to 351 Broad Street, Pinxton. Councillors were satisfied with the applicant's revised plans, which addressed their previous concerns about the development's impact on the character of the area.
Planning Application: 9 Dwellings Land Adjacent 351 Broad Street, Pinxton
Councillors voted to approve planning application ERE/1223/0021 for the construction of nine dwellings on land adjacent to 351 Broad Street in Pinxton. The application had previously been considered by the committee on 15 May 2024, but a decision was deferred to allow the applicant to address concerns about the size, scale, design, and layout of the development.
The revised plans, presented in a report by the Planning, Development and Regeneration Manager, adequately addressed these concerns. As stated in the printed minutes:
Members were generally satisfied with the revised plans, although concerns were still raised about the relationship of the development to the street scene, the urban greening factor, and whether the proposed wall treatment was in keeping with the character of the area.
The committee was particularly concerned to ensure that the development adhered to Policy P3 of the Erewash Borough Core Strategy, which states:
Development proposals which would have an adverse impact on the character or appearance of an area, or result in the loss of local distinctiveness, will not be permitted.
This policy is part of the Erewash Borough Core Strategy1, the council's strategic planning framework for the borough, which sets out the vision, objectives, and strategic policies for the development and use of land up to 2028.
Councillors wanted to ensure that the development did not detract from the character of the surrounding area, characterised by a mix of detached and semi-detached houses, as well as some terraced housing. The revised plans reduced the height of some of the proposed buildings to better reflect the scale of the surrounding buildings. The revised scheme, which included the addition of two detached dwellings, was presented to the committee and approved subject to conditions.
Council Meeting - 27 June 2024
The council meeting scheduled for Thursday, 27 June 2024, was postponed. No further details were provided.
