Member approval of a programme of urgent lifecycle repair works

Agreed the S&E to utilise Planned Maintenance Funding for priority Planned Maintenance works at: Birchmere Depot, Greenwich Adult Learning Centre, Avery Hill Café/changing rooms, various mess rooms (as set out in Appendix 1), Children’s Centre’s (as set out in Appendix 2), Woolwich Town Hall, Blackheath Library, Monk Street car park and Clockhouse Community Centre
Agreed to fund the repairs to ‘30 Penhall Road’, following a fire which will ultimately, form part of an insurance claim. Insurers are engaged and have agreed a scope of repair work for the building which we estimate to cost £900,000.
Noted that the works are required to ensure the ongoing safe use of the buildings. As such, it is proposed to utilise the new construction small works framework allowing a direct award for projects under £1m and mini competition for projects between £1 & 2 million. This will expedite the building works and Housing lift contracts for lift works. Whilst there is a risk allowance built into the budget costs, due to the stage the projects are at, it is difficult to accurately predict the final project costs.
