Purpose
To enable Version 1 Solutions Limited to deliver the terms of their strategic
technology partner services contract occupation is required.
The accommodation to be occupied was identified by the Workspace
Manager in conjunction with the Rationalisation Project Manager.
Corporate Property Facilities Management have reviewed and approved the
proposed repair responsibilities and obligations.
Proposed terms:
Property Exclusive use of the rooms edged red on plans A, B and C.
Shared use of rooms edged brown on plan C (subject to
LCC’s desk booking policy always).
Shared use of common amenities and welfare facilities
associated with above.
Tenant (and its contractors) granted right of access to all
LCC’s data centres and communication rooms (incl.
Lincolnshire Fire and Rescue) across the portfolio to
discharge their responsibilities as per the contract.

Hours Monday – Friday 0700 – 1900 except weekends and for
bank holidays via the access pass system. Out of hours
access to all LCC property shall comply with the
requirements of LCC. Access to be arranged in advance
via the Commissionaires in the first instance.
Repair obligations
• Landlord to keep the building in good and substantial repair.
• Damage caused by the tenant to be reported to the Property Service
Centre as soon as practically possible and LCC will arrange repairs
or replacements and recharge tenant accordingly.
Rights and responsibilities
• Landlord to use reasonable endeavours to provide the agreed
services.
• Tenant to keep tidy the demised premises.
• Tenant not to make any alterations, additions or improvements to
the demised premises without prior written consent from LCC.
• Tenant responsible for reinstatements at the lease end if required
by LCC.
• Permitted use as office use in accordance with the delivery of
services outlined in the strategic technology partner contract.
• LCC to insure the demised premises. Tenant to insure own contents
and maintain adequate public liability insurance.
• Tenant has the right to install, replace and decommission IT
equipment as agreed by LCC in accordance with the strategic
technology partner contract.
• No signage to be installed without prior written consent of LCC.
• In the event of changes to LCC’s operational accommodation, LCC
retains the right to request the tenant agree to relocate to suitable
alternative accommodation to enable delivery of the contract at 6
months’ notice, under the grant of a new lease on similar existing
terms.
Other
• Two no. car parking spaces will be provided within main campus
carpark, identified by a cone, but subject to change.
• In the event the strategic technology partner contract is terminated,
the lease will automatically terminate.
• LCC can terminate the lease serving a minimum 6 months between
30 April 2032 and 30 April 2034.
• Lease is contracted out of the Landlord and Tenant Act 1954.
• In the event of a business continuity impacting access to building or
loss of utilities etc. LCC is not responsible for providing alternative
accommodation. The tenant to invoke their own business
continuity arrangements.
• Tenant has permission to book meeting rooms via LCC’s booking
system where an LCC network account has been issued.
• Tenant not to assign, sublet or part with possession of the whole or
part of the premises.
