Entering a construction contract at Boston West Academy as
soon as possible will ensure the project begins quickly and
works can be carried out during summer holidays to
significantly reduce the disruption for the school.
Decision
This Statement of Decision seeks approval to enter into
contract to undertake remedial works to the roof area above
the school hall at Boston West Academy.
The school has reported two persistent water ingress issues
on a new block constructed in 2012 which provided a new
school hall, 6 classrooms and ancillary areas. One leak is
located at the southwest corner of the hall, and a second
within the roof/ceiling structure above the chair store. The
chair store also houses electrical installations, and the
proximity of the water leaks presents a potential safety
concern.
The original contractor who undertook the works is
Langworth Builders, who are no longer trading. LCC therefore
have no legal recourse to remedy the defects and must fund
the repairs.
An external inspection of the hall roof and parapet was
carried out towards the end of 2025. This involved a detailed
assessment to identify defects in the construction detailing
that were contributing to the leaks. Following this
investigation, a comprehensive report outlining the
recommended remedial actions was produced.
The works involve investigating and repairing leaks to the
main and secondary roof areas, including temporary removal
and reinstatement of cladding, flashings, and associated
components. The scope also includes rebuilding defective
external wall sections to the cloakroom with new brickwork,
framing adjustments, and render finishes. Mechanical
services and equipment will be removed, protected, and
reinstated as part of the process. Additionally, new aluminium
covers will be installed to replace existing trickle vent units.
The project has been procured in accordance with
Lincolnshire County Council’s Contract and Procurement
Procedure Rules, using a restricted tendering process. The
works contract will be let using a standard form JCT contract,
providing an established contractual framework for the
delivery of the project.
