Planning permission for application reference 2026/0438/01/DET be refused for the following reason:

1. The proposed new homes have not been designed to meet the Nationally Described Space Standards. The proposed development is therefore not in accordance with advice in the NPPF Policies DP3, Policy CS11 of the Core Strategy and Policy DM7 of Development and Allocations Plan.
