This
appointment will bring forward approximately 325 new homes for
planning permission, procure and appoint build contractors and
manage development though to practical completion.
In
order to support the next phases of delivery, supporting Derive,
the Council now require a project manager (PM) to provide
pre-contract (RIBA stages 3 – 4 Spatial Co-ordination and
Technical Design) and post-contract (RIBA stages 5 – 7
Construction and Handover and Close Out) services, including
Project Management, acting as Employers Agent, Cost Consultancy
(Quantity Surveying) services, Building Clerk of Work Duties and
Principal Designer Duties.
The
Council need to appoint an external PM as the expertise and
resources are not available in-house.
Assessment of Risk: High
Should the scheme not proceed
or is delayed it will significantly delay the next phases of
Affordable Housing for the City, a key priority. It will also impact ongoing funding bids to
support viability of schemes including Brownfield Land Release
Fund.
