The Planning Committee of Bexley Council was scheduled to consider a range of planning applications for development across the borough. These included applications for alterations to a public house, the installation of bin storage units, the retention of an extended terrace, and an outline application for a new dwelling.
The One Bell Public House, Crayford
Two applications were scheduled for discussion concerning The One Bell Public House at 170 Old Road, Crayford, Dartford, DA1 4DY. The first, application number 24/02857/FUL, was a retrospective application for the retention of bi-fold doors at ground floor level on the rear elevation and a pizza hut building in the rear garden. The second, application number 24/02858/LBC, sought Listed Building Consent for the retention of these bi-fold doors. The report pack indicated that the bi-fold doors were installed on a later, single-storey flat-roofed extension and did not alter the original form of the Grade II listed building. The pizza hut building was described as a modest, detached construction located in the beer garden, some distance from the main building. Concerns had been raised by local residents and organisations, including the Crayford Manor House Historic Society, regarding the unsympathetic nature of the bi-fold doors to the historic building and potential noise pollution from the pizza hut. The report pack noted that the pizza oven had been converted to electric, addressing environmental health concerns. The recommendation was to grant planning permission and Listed Building Consent, subject to conditions, including a scheme for the planting of two new trees on the site to maintain the green character of the Iron Mill Lane Conservation Area.
Tramway House, Erith
The committee was scheduled to consider application number 25/00162/FUL for Tramway House, Stonewood Road, Erith, Kent. This application sought planning permission for the installation of six bin storage units within the communal car park. The report indicated that the proposal would result in the loss of two car parking spaces. Objections had been received from local households citing concerns about the loss of parking, potential for rat infestation, and health risks. The report pack stated that the proposed units were to be finished in Firenze Anthracite Grey and would be located away from the public highway. The recommendation was to grant planning permission, subject to conditions relating to the commencement of development, adherence to approved plans, and the use of specified external materials.
27 Hillcross Court, Sidcup
Application number 25/01180/FUL concerned 27 Hillcross Court, 45 Sidcup Hill, Sidcup, Kent, DA14 6HJ. This was a retrospective application for the retention of an extended terrace at the fourth-floor level. The report pack noted that the site was adjacent to two conservation areas: 'The Green' and 'Old Forge Way'. Objections had been received from four neighbouring addresses, raising concerns about wind breaks, overlooking, structural soundness, and the visual appearance of the extension. The report indicated that the extended terrace's balustrades were a modest 1.0 metre in height and consistent with existing features on the building. It was considered that the development had not resulted in any significant visual impact on the building or its interaction with the street scene, nor had it harmed the significance or setting of the adjacent conservation areas. The recommendation was to grant planning permission, subject to a condition requiring adherence to approved plans.
Land Adjacent To And Rear Of 8 Nuxley Road, Belvedere
An outline application, number 25/01474/OUT, was scheduled for discussion concerning land adjacent to and rear of 8 Nuxley Road, Belvedere, Kent, DA17 5JF. This application was for the erection of a two-storey coach house flat, with all matters reserved for future consideration. The report pack described the site as being within the Upper Belvedere Local Centre and a Sustainable Development Location. The indicative plans showed a three-bedroom flat set over two floors, above an undercroft. Seven objections had been received from six households, raising concerns about highway impact, refuse storage, access for emergency vehicles, impact on local businesses, design, neighbouring amenity, and party wall agreements. The report indicated that the proposed dwelling would be located in line with neighbouring properties and that the indicative plans suggested it would not impinge unduly on the amenities of nearby neighbours. The recommendation was to grant outline planning permission, subject to conditions relating to the submission of reserved matters, commencement of development, and adherence to the approved site location plan.
