The West Sub-Area Planning Committee was scheduled to consider applications for the conversion of a Methodist church into offices and for the erection of affordable housing. Discussions were also planned regarding listed building consent for the church conversion and permission in principle for the housing development.
Conversion of Illogan Highway Methodist Church
The committee was scheduled to review two applications concerning the Illogan Highway Methodist Church1 on Agar Road, Illogan Highway, Redruth, Cornwall, TR15 3EJ, submitted by Agar 1809 Ltd. The first application (PA25/06803) was for the conversion of the existing Methodist church buildings into commercial offices, along with associated works. The second application (PA25/06804) sought listed building consent for these same conversion works.
Additional information provided for this item indicated that marketing evidence had been added to the application file, confirming interest from the eventual buyer. Minor amendments to elevation plans were also submitted, combining existing elevations of the Methodist Church and Church Hall onto a single plan for clarity. The report pack noted that proposed replacement windows on the east elevation of the Methodist Church could increase the perception of overlooking towards the garden of the neighbouring property at No. 49 Agar Road. However, it was considered that the separation distance of approximately 15 metres would be sufficient to prevent significant privacy impacts. Annotations referring to previously omitted minor roof repair works had been removed from the proposed roof and elevation plan.
Affordable Housing Development in Ashton
The committee was also scheduled to consider an application (PA25/08905) for permission in principle for the erection of up to six affordable-led dwelling houses on land north of Hendra House, Hendra Lane, Ashton, Helston, Cornwall, TR13 9TT. The application was submitted by Mr Tim Boston and Mr Jeremy Boston.
An addendum to the report pack included a letter from the Parish Clerk, forwarding objections from the Friends of Hendra Close Residents Association
. These objections largely reiterated comments already addressed in the Committee Report. The letter also raised concerns about the site's turning geometry
for vehicles entering and exiting the site, to avoid manoeuvring within Hendra Close. The report noted that as this was a permission in principle application, detailed plans would be provided at the Technical Details Consent stage, at which point the Local Planning Authority (LPA) would be able to fully assess the access arrangements.
