The Strategic Planning Committee of Barnet Council met on Monday 08 December 2025 to discuss a significant redevelopment proposal at High Barnet Station Car Park. The committee ultimately refused the application, citing concerns over the excessive height and massing of the proposed buildings and the resulting harm to the surrounding townscape and suburban context.
The main item on the agenda was a proposal for the demolition of existing structures and the redevelopment of High Barnet Station Car Park, Station Approach, Barnet, EN5 5RP. The application, reference 25/2671/FUL, sought permission for 283 residential units and 567 square metres of flexible commercial space, arranged within five buildings ranging from five to eleven storeys.
During the meeting, councillors heard from local residents and councillors who raised significant objections to the scheme, primarily focusing on the height of the buildings, the loss of the station car park, and the impact on local infrastructure and character. Supporters of the development highlighted the need for housing, particularly affordable housing, and the potential for regeneration and improved public realm.
After extensive debate and questioning of officers and speakers, the committee voted to refuse the application. The reasons for refusal centred on the height of the proposed buildings, particularly Building A at 11 storeys, and its detrimental impact on the townscape and surrounding context. An additional reason for refusal was the lack of a Section 106 agreement, which would have secured planning obligations. The decision was referred to the Mayor of London's office.
