The Central & North Buckinghamshire Area Planning Committee met on Wednesday 13 May 2026, discussing three planning applications. Land Off Cheddington Road, Pitstone
The committee refused the application for a new self-built dwelling and detached double garage on land off Cheddington Road, Pitstone. The refusal was based on the development's conflict with the Pitstone Neighbourhood Plan's settlement boundary, its encroachment into the countryside, and the potential harm to the rural character and identity of the village. Concerns were also raised about the sustainability of the location and the impact on local infrastructure.
Land South Of Aylesbury Road, Bierton
The committee refused the application for up to 47 dwellings on land south of Aylesbury Road, Bierton. The refusal cited significant harm to the character and appearance of the area, conflict with the Bearton Neighbourhood Plan and the Vale of Aylesbury Local Plan, and the unsustainable location of the development. Concerns were also raised about the impact on local infrastructure, including schools, healthcare, and traffic, as well as the loss of open countryside.
Land West Of William Hill Drive, Bierton
The committee approved the application for 24 dwellings on land west of William Hill Drive, Bierton. While acknowledging some policy conflicts, the committee determined that the benefits of the development, including the provision of affordable housing and contributions to local infrastructure, outweighed the adverse impacts. The decision was made subject to the satisfactory completion of a Section 106 agreement and conditions relating to drainage and other matters.
