The Planning Committee of North Northamptonshire Council met on Wednesday 08 April 2026 to consider three planning applications. Decisions were made to grant planning permission for all three applications, subject to various conditions.
Eckland Lodge Solar Farm Extension
The committee granted planning permission for a variation of condition 2 of a previous planning permission at Eckland Lodge Business Park Solar Farm, Desborough Road, Braybrooke[^1]. This variation allows for the operational life of the solar farm to be extended from 25 years to 40 years. The decision was made despite an objection from Braybrooke Parish Council, who raised concerns about a departure from the original consent, inconsistency with landscape and land use policies, and the precedent for future energy infrastructure. Councillors noted that the solar panels have a longer lifespan than initially anticipated and that extending the operational period would be beneficial for continued renewable energy generation. Delegated authority was granted to the assistant director of planning to approve any amendments to the conditions.
Sanders Lodge Industrial Estate Canopy Replacement
Planning permission was granted for Monoworld Recycling Limited to construct a canopy building at Plots 19-26 Sanders Lodge Industrial Estate, Rushden[^2]. This new canopy will replace one damaged by a fire in May 2025. The application was brought before the committee due to objections from local residents and Rushden Town Council, who raised concerns about ongoing issues at the site including fly infestations, odour, fire risk, and potential pollution. While acknowledging these concerns, the committee noted that the issues raised were not directly relevant to the planning application for the replacement canopy itself. The decision was made to grant permission, subject to conditions, with delegated authority given to the assistant director of planning to approve any amendments to those conditions.
Easton On The Hill Warehouse Development
The committee approved the construction of a B8 storage and distribution building at Cliffe Road, Easton on the Hill[^3]. The application was presented to the committee because it was a major development with an objection from the parish council, and the officer's recommendation was for approval. The proposed building will be divided into three units, providing new floor space for storage and distribution. The Easton-on-the-Hill Parish Council reiterated their objection, citing concerns about the adequacy of vehicle turning arrangements, potential traffic congestion, noise levels, and the insufficient width of Cliffe Road. Councillors noted that the site was allocated for employment use and that the development would bring employment to the area. The decision to approve was made subject to conditions, including the addition of informatives recommended by Anglian Water.
